Why does concrete sink, crack, crumble, or settle?

– Clay-rich soils are elastic. They expand and contract with moisture content. As soils become saturated with water, the clay expands and loses strength. This condition allows slabs to sink just like standing in wet mud. This can occur from heat rans, melting snow or plumbing leaks.

– Many homes are built on backfilled soils. If the soil is not compacted correctly, backfill will slowly and evenly compact. Sometimes this can happen over a period of a year, allowing slabs to settle.

Tree Roots
– Trees and large shrubs can consume up to 30 gallons of water a day. If located near concrete, the loss of water in the soil will make the soil contract and can cause the slabs to settle.

Poor Drainage
– Improper drainage can cause soil instability by creating areas of saturated soils allowing the slabs to settle. Poor drainage can be typical to the area or as minor as a misplaced down spout.

What is Mudjacking
Mudjacking is a concrete leveling method that literally pumps mud under the concrete area (driveway, patios, pools, sidewalks, garage, slab homes, etc). Holes are drilled directly into the concrete to allow a specialized mudjacking hydraulic pump to push a mud mixture into the drilled holes. The mud will then harden and adhere to the underlying soils. This is more of a temporary and inexpensive repair. The issues still appear – as the mud is mixed with the same soil composition that existed and caused the concrete to crack and sink. So… not your most effective method.

DIFFERENCES BETWEEN TRADITIONAL MUDJACKING AND POLYJACKING TO BEGIN THE CONVERSATION BY IDENTIFYING THE TOP FOUR DIFFERENCES:
- Weight: Polyurethane weighs 250 to 300 pounds less per yard then traditional mudjacking material. Why is this important? The lighter the material, the less pressure on the soil under the concrete, resulting in less shifting.
- Reliability: The extra weight of the mud may cause the soil to settle causing a return trip to readjust the slab.
- Curing Time: Polyurethane typically cures in 15 minutes after the injection. This allows all treated areas to have full availability in minutes, not days.
- Aesthetics: The holes used to drill for poly injections are tiny… 5/8″. You can’t even tell the holes existed, which is a much less, more aesthetically pleasing result than mud. Bottom line… mud is dirty.
